A lot of Northland homes need the house protected and restored before anyone talks color: siding replaced, rot cut out, trim made solid again. I handle that work myself, then paint over a surface that's actually ready for it.
Repair-forward exterior work north of the river
Most of my Northland calls involve exterior repair as much as paint: soft fascia behind a gutter line, split trim at a miter, damaged siding on the weather side, a door jamb rotted at the slab where water sat against it. So the walkaround is a water inspection first — gutters and downspouts, where roof water actually lands, flashing above windows and at roof-to-wall transitions, caulk joints that have split, and any siding sitting in contact with grade.
Then the work happens in the only order that lasts. Rot gets cut back to solid material and replaced with new primed lumber, end grain included. When boards come off and the sheathing behind them is dark, stained, or delaminated, the weather barrier gets repaired and lapped correctly and flashings get installed or corrected before new siding goes on. Flashing and sealant have different jobs: flashing sheds water by lapping and gravity, sealant fills a joint flashing can't reach, and sealant used as a substitute for flashing always fails.
Then paint — and the parts of it nobody sees
Everything gets washed and dried before prep, because exterior surfaces carry chalk from the old finish and mildew on shaded elevations. Failing paint gets scraped and the edges sanded flat so they don't telegraph through. Bare wood, patches, replacement lumber, and rust or tannin staining get primed with a primer chosen for that specific problem. Then two finish coats, sprayed and back-brushed on rough surfaces so material is worked into the wood rather than sitting on the texture.
The final inspection is mostly about places you can't see from the driveway: coverage on the underside of lap edges and soffits, the wall behind a downspout, the inside of shutters, every caulk joint intact and painted, and doors and garage doors operating without a paint bridge. I'll also show you photos of what was behind the siding — that's the part you paid for and the part you can't check anymore.

Yes. If the rest of the exterior is sound, I replace only the damaged run, match the profile as closely as it's made today, and seal it so the repair disappears under paint.
Soft spots, peeling paint that keeps coming back, and dark staining near the fascia are the usual signs. In Gladstone and Parkville I find it most often behind north-facing siding and around window trim — I check before closing anything back up.
